Healthpeak owns healthcare real estate in the United States across three segments: outpatient medical buildings (the doctor-office buildings clustered around hospital campuses — roughly half the business, meaningfully enlarged by the March 2024 all-stock merger with Physicians Realty Trust), lab/life-science campuses (leased to biotech and pharma tenants, concentrated in South San Francisco, San Diego, and Boston), and senior housing, which as of March 2026 is held through a 73.6% economic stake in Janus Living (NYSE: JAN), a pure-play senior housing REIT that Healthpeak carved out via IPO and still consolidates and externally manages.
